2025 October Townhouse Sales Briefing

Manhattan townhouse sales are outperforming expectations, with contracts and listings exceeding historical averages and inventory remaining low. October saw 20 new contracts—well above average—and YTD figures show strong buyer demand, especially in Midtown, Downtown, and the Upper East Side. Low inventory levels, currently at 10.7 months, point to a seller’s market, likely driving prices upward.

In the luxury segment (above $12M), while demand remains concentrated in the Upper East Side and Downtown, rising inventory has shifted conditions toward a buyer’s market, applying slight downward pressure on prices. Overall, 2025 continues to position townhouses as a resilient and sought-after asset class in New York City.
